Murcia , unlike other provinces such as Alicante, the Costa Cálida of the Region of Murcia stands out for having more than accessible costs for buying a home. The cost per square metre remains without drastic price increases, showing an inflationary trend below the average for the region.
These are some of the conclusions reached by the report drawn up by the real estate consultancy Tinsa on Housing on the Coast 2023, which shows that the coast of the Region only raised its prices by 2.3% in the last year, with an average of 1,033 euros per square metre in the first quarter of 2023 compared to the 1,102 recorded on average in the province, where the year-on-year increase is 2.3%.
By areas, the municipalities of the Mar Menor remain the most expensive, with an overall trend that amounts to 1,089 euros per square metre, while the real estate sector in the area between Mazarrón and Águilas shows a cost of 963 euros. In any case, it should be noted that second homes tend to raise this trend considerably, as they involve an outlay of 1,300 euros per square metre.
By municipalities, San Javier stands out as the area with the highest cost of housing, at around 1,276 euros, although it is the only municipality to show a downward trend over the last year, with a fall of 2%. It is followed by Cartagena (1,164 euros) and Los Alcázares (1,129 euros).
For their part, sales and purchases have registered a significant resurgence, surpassing the levels of 2019 and resuming the trend that began in 2013 and was interrupted by the pandemic. In figures, there were 10,586 such movements throughout 2022, 8.5% more than in the previous year.
However, the real driving force behind the revival of coastal municipalities is the status of building permits, with 1,275 obtained in 2022 in the coastal area, 51.1% more than in 2021. It should be noted that the entire region experienced a substantial increase of 24.4% in these permits in that year, reaching a total of 3,277. In this way, the Costa Cálida represents 38.9% of those obtained in that year.
