Denne regulering er ikke en simpel formalitet, men et permanent kontrolv\u00e6rkt\u00f8j, der har til form\u00e5l at verificere, at brugen af ejendommene overholder loven og ikke erstatter den s\u00e6dvanlige bop\u00e6l.<\/p>\n<h3>Hvad er denne nye forpligtelse helt pr\u00e6cist?<\/h3>\n<p>Det er vigtigt ikke at forveksle denne procedure med den s\u00e6dvanlige selvangivelse. Indhent og verificer NRUA<\/h4>\n<p>Siden 1. juli 2025 har det v\u00e6ret obligatorisk at have et <a href=\"https:\/\/www.mivau.gob.es\/el-ministerio\/sala-de-prensa\/noticias\/lun-02062025-1207\"><b>unikt lejerregistreringsnummer (NRUA)<\/b><\/a> for at annoncere p\u00e5 digitale platforme som Airbnb eller Booking. Uden dette nummer blokerer platformene automatisk annoncer.<\/p>\n<h4>2. Indsamling af aktivitetsdata<\/h4>\n<p>For at udfylde den periodiske erkl\u00e6ring er det ikke nok at angive den samlede indkomst. Du skal have en detaljeret liste over hver enkelt booking, der indeholder:<\/p>\n<ul>\n<li><b>De n\u00f8jagtige datoer<\/b> for ankomst og afrejse for hvert ophold.<\/li>\n<li><b>Antallet af g\u00e6ster<\/b> og deres identifikation.<\/li>\n<li>Matrikelnummer og NRUA-kode for ejendommen.<\/li>\n<\/ul>\n<h4>3. Registrering af rejsende (SES.Hospedajes)<\/h4>\n<p>Registrering hos Civilgarden er nu for\u00e6ldet. Proceduren skal nu udf\u00f8res via <a href=\"https:\/\/interior.gob.es\/opencms\/es\/servicios-al-ciudadano\/hospedajes-y-alquiler-de-vehiculos\/\">Indenrigsministeriets platform<\/a>, hvor et <b>spansk digitalt certifikat<\/b> er n\u00f8dvendigt.<\/p>\n<h4>4. Indsendelse inden for de lovm\u00e6ssige frister<\/h4>\n<ul>\n<li>Den f\u00f8rste \u00e5rlige erkl\u00e6ring vedr\u00f8rer data for \u00e5ret <b>2025<\/b>.<\/li>\n<li>Indsendelsesperioden er fra <b>1. februar til 2. marts 2026 hos <\/b><a href=\"https:\/\/sede.agenciatributaria.gob.es\/Sede\/en_gb\/inicio.html\"><b><u>skattemyndighederne<\/u><\/b><\/a>.<\/li>\n<li>Denne forpligtelse gentages hvert \u00e5r i februar.<\/li>\n<\/ul>\n<h3><\/h3>\n<h3>Konsekvenser af manglende overholdelse<\/h3>\n<p>Manglende overholdelse af denne forpligtelse medf\u00f8rer ikke en \u00f8jeblikkelig b\u00f8de, men konsekvenserne er langt mere alvorlige for din virksomhed: <b>automatisk tilbagekaldelse af NRUA<\/b>.
