Alle turist- og s\u00e6sonudlejningsejendomme skal have et <strong data-start=\"558\" data-end=\"597\">nationalt unikt registreringsnummer<\/strong> for at kunne annonceres p\u00e5 digitale platforme.<\/li>\n<\/ul>\n<h3 data-start=\"651\" data-end=\"673\"><strong data-start=\"655\" data-end=\"673\">S\u00e6sonudlejning<\/strong><\/h3>\n<p data-start=\"675\" data-end=\"760\">S\u00e6sonudlejning tjener ikke som permanent bolig, men er tilt\u00e6nkt specifikke behov som:<\/p>\n<ul>\n<li data-start=\"764\" data-end=\"776\">Studerende<\/li>\n<li data-start=\"779\" data-end=\"808\">Midlertidige arbejdsopgaver<\/li>\n<li data-start=\"811\" data-end=\"858\">Ophold i forbindelse med medicinsk behandling<\/li>\n<li data-start=\"861\" data-end=\"885\">Overvintring i Spanien<\/li>\n<\/ul>\n<p data-start=\"887\" data-end=\"1091\">Disse lejem\u00e5l er reguleret af <strong data-start=\"917\" data-end=\"960\">Lejeloven (Lov 29\/1994 af 24. november)<\/strong> og kr\u00e6ver ikke yderligere godkendelse fra regionale eller kommunale myndigheder for at opn\u00e5 det obligatoriske registreringsnummer.<\/p>\n<h3 data-start=\"1098\" data-end=\"1121\"><strong data-start=\"1102\" data-end=\"1121\">Turistudlejning<\/strong><\/h3>\n<p data-start=\"1123\" data-end=\"1240\">Boliger, der anvendes som ferieboliger, er underlagt s\u00e6rlige regler fastsat af de regionale og kommunale myndigheder:<\/p>\n<ul>\n<li data-start=\"1244\" data-end=\"1341\">Udlejere skal gennemf\u00f8re alle n\u00f8dvendige procedurer for at markedsf\u00f8re deres ejendomme lovligt.<\/li>\n<li data-start=\"1344\" data-end=\"1437\">De relevante regionale eller lokale myndigheder f\u00f8rer tilsyn med, at lovgivningen data-end=\"1721\">Fra den <strong data-start=\"1505\" data-end=\"1522\">3. april 2025<\/strong>, i henhold til \u00e6ndringen af <strong data-start=\"1551\" data-end=\"1603\">Lov om Ejerlejligheder (Horizontal Property Law)<\/strong>, skal ejere, der \u00f8nsker at udleje deres bolig som turistudlejning, have <strong data-start=\"1676\" data-end=\"1720\">eksplicit godkendelse fra ejerforeningen<\/strong>.<\/p>\n<p data-start=\"1723\" data-end=\"1861\">Denne godkendelse kr\u00e6ver et positivt flertal p\u00e5 <strong data-start=\"1771\" data-end=\"1798\">tre femtedele af ejerne<\/strong>, som repr\u00e6senterer tre femtedele af ejerandele (stemmekvoter).<\/p>\n<p data-start=\"1863\" data-end=\"2046\"><strong data-start=\"1863\" data-end=\"1875\">Vigtigt:<\/strong> Denne regel er <strong data-start=\"1891\" data-end=\"1915\">ikke tilbagevirkende<\/strong> \u2013 ejendomme, der allerede har en turistlicens f\u00f8r lovens ikrafttr\u00e6delse, kan forts\u00e6tte data-end=\"2300\">Eksisterende licenser:<\/strong> Ikke ber\u00f8rt.<\/li>\n<\/ul>\n<h3 data-start=\"2320\" data-end=\"2385\"><strong data-start=\"2324\" data-end=\"2385\">Nyt nationalt registreringsnummer for turistindkvartering<\/strong><\/h3>\n<p data-start=\"2387\" data-end=\"2524\">Fra den <strong data-start=\"2395\" data-end=\"2411\">1. juli 2025<\/strong> skal alle boliger, der udlejes som ferie- eller s\u00e6sonudlejning, have et <strong data-start=\"2484\" data-end=\"2523\">nationalt unikt registreringsnummer<\/strong>.<\/p>\n<p data-start=\"2387\" data-end=\"2524\"><strong data-start=\"2531\" data-end=\"2543\">Vigtigt!<\/strong> Hvis du udlejer din bolig b\u00e5de som turistbolig og s\u00e6sonbolig, skal du ans\u00f8ge om to forskellige registreringsnumre \u2013 \u00e9t for hver type udlejning.<\/p>\n<p data-start=\"2693\" data-end=\"2868\">Dette nummer er p\u00e5kr\u00e6vet for at annoncere ejendommen p\u00e5 onlineplatforme som Airbnb, Booking eller Rentalia.
