1 PRIVATE PURCHASE CONTRACT

We will check the contract for you prior to you signing it, explain its terms and ramifications to you and advise you on whether or not it is in your interests to sign the contract.

2 THE POWER OF ATTORNEY

We will ask you to provide us with a power of attorney which will allow us to manage the purchase process on your behalf.

3 NIE NUMBER

A fiscal identification number that is needed before making any transaction in Spain which we will obtain on your behalf.

4 OPEN SPANISH BANK ACCOUNT

We will open the bank account for you and explain any queries you have regarding the account.

5 DUE DILIGENCE

We will undertake a comprehensive study of the property and ensure that the purchase is entirely legal and safe and that your interests are fully protected.

1 THE COMPLETION

We will check the deeds at the notary and sign on your behalf.You will not need to be present but of course we can arrange for you to accompany us if you wish.

2 TAXES AND FEES

We will calculate the taxes & fees owed and make all payments on your behalf.

3 REGISTER DEEDS WITH LAND REGISTRY

We will handle this process and register the deeds on your behalf.

1 UTILITIES AND SERVICES

We will make sure water, electricity, gas, community of owners and council tax are changed into your name correctly.

2 TAX IN SPAIN

After purchasing your property you will need to make sure that you are aware of, and fulfil, your tax obligations in Spain.

3 INHERITANCE PLANNING

Inheritance planning is an important step to take after making your property purchase as it will act as a safeguard against any eventualities.

1 Contract draft

Drafting and signing of the private purchase contract.

2 Debts & Encumbrances

Check for any debts corresponding to the property and liaise with the bank to ensure cancellation of any mortgages.

3 Licences & certificates

Secure the necessary licences and certificates from the Community of Owners and Council including the Energy Performance Certificate.

1 Notary preparation

Organisation of signing of the public deeds at the Notary.

2 The Completion

If granted a power of attorney we will sign at the Notary on your behalf and if not we will accompany and assist you. Translations are included.

3 Tax payments

Calculation and coordination of all tax payments connected with the sale.

1 Tax rebate

Reclaim of the 3% retention in cases where it is possible.

2 Bank account

The closure of bank accounts if required.

3 Payment cancellations

We will cancel all utility payments and other direct debits.
